สรุป & สัญญา
ผมสัญญาว่าจะบริหารห้องของพี่ๆแบบเดียวกันที่ทำให้ห้องผม “มุมมองเจ้าของห้อง” (ไม่ใช่เอเจ้นท์) โดยมีขั้นตอนดังนี้
- เข้าดูห้อง จัดห้อง และถ่ายรูปเบื้องต้น
- เริ่มประกาศปล่อยเช่า ใช้รูปตัดต่อจากเอไอ
- ให้คำแนะนำปรับปรุงห้อง แจ้งค่าเช่าที่เหมาะสม
- ถ่ายวิดีโอ เมื่อห้องปรับปรุงเสร็จ (เริ่มจริง)
- หาผู้เช่า/วางมัดจำใน 20 วัน จากข้อ 4.
ในข้อ 1. จะมีการทำสัญญาใจ (ไม่มีการเซ็นต์) ว่าถ้าพี่ๆให้ผมเข้ามาบริหารห้อง ผมขอเวลา 20 วัน โดยไม่มีเอเจ้นท์คนอื่นๆ (เพราะข้อ 3.) ภายหลังจากเวลาดังกล่าว ถ้าผมยังหาผู้เช่าไม่ได้ พี่ๆสามารถให้เอเจ้นท์คนอื่นมาจัดการได้เลย
ในข้อ 3. ค่าเช่าที่ประกาศออกไป จะมีการเพิ่มหรือลด ตาม Feedback และจำนวนคนที่มาขอดูห้อง เพื่อหาค่าเช่าที่ดีสุด (optimized) โดยมีการปรับค่าเช่าที่ประกาศทุกๆ 5 วัน ไม่ต่ำกว่าค่าเช่าที่ได้ตกลงกัน และค่า Min ของห้องขนาดนั้นๆ
Summary & Agreement
I promise I will manage yours the same way I do with mine “Owner’ s Perspective” (not an agent). The process is:
- Visit your unit, arrange stuff, and take initial photos
- Start advertising using AI-edited photos
- Get recommendation for improving your unit and appropriate rent
- Take VDO after the improvement (actual start)
- Find a tenant & deposit in 20 days from 4.
For item 1, we will have a gentleman’s agreement (no signing) that if I take care of this, I ask for a 20-day window to work on it alone because of Item 3. Once that time is up and I cannot find a tenant, you are welcome to bring in other agents.
For Item 3, I will adjust the listed rent up or down every 5 days depending on feedback and the number of viewings to optimize the price. However, the price will not drop below our agreement or the Min rent for its unit size type.
